Samas
Roneo Site - Glossop Road
The Samas Roneo Site on Glossop Road, was built in the early 1960's, and it is believed that the site was developed specifically for Samas Roneo and it predecessors, when it was intended that there would be highway improvements to the Glossop area, which would have made the site a prime location. The proposed improvements to the road network never took place, and despite occupying the site for almost 40 years, in 2002 the decision was made to vacate the site. Despite it going on the market for sale or lease for some similar use, to date (June 05) the site is still currently listed as for sale. In March 2004, George Wimpey Manchester limited submitted an application (HPK/2004/0255) for 29 houses, as part of the consultation process we held a special surgery to allow people to view the plans and express any views, in general residents weren't opposed to the development but had concerns over the access arrangements. This application was then withdrawn in July, and resubmitted later on in July (HPK/2004/0684), now as an outline application for 'not less' than 30 properties. In between the original application and this newer one, there were a number of objections. The planning application for the Samas Roneo site, went before the planning committee in November 04, as a not determined application because the Council's development control committee hadn't decided it within the time limit's that are allowed. Had the committee considered the application they would have refused it. The application has now been taken by the developer to appeal and will be decided by a Government Planning Inspector. This appeal is due to be heard in the Autumn of 2005, the appeal being delayed due to a back log. In February this year, a further application was submitted for the site (HPK/2005/0253), this one for 37 properties. This application went to the development committee on 6/6/05 and was refused. Part of the grounds for refusal was that as with the past application no provision was made for affordable housing on the site. The site now is once again left in limbo, awaiting a decision on the earlier planning application with the possibility of a further one on the most recent planning application. Further updates will follow, the main concern with this site, now been that it is falling to vandalism. Update October 05 - In the last week of September the public inquiry on the planning application took place. As part of the inquiry process the developers detailed that there may be additional money available from them for the planned Gamesley Station. The inquiry lasted a few days, and the verdict of the inquiry will be know in about a month. Update December 05 - The planning inspectorate have turned down the appeal from Wimpey's.
